Seasons Lodge has stood on this beach since 2009, facing a reef-sheltered lagoon on Zanzibar's east coast. Now the lodge is being upcycled, and Seasons Residences joins it on the same site with forty-seven residences.
The residences are low-rise, tropical modernist buildings set within the existing palms, and none rises above the canopy line. Living rooms open onto shaded terraces, so inside and outside work as one space, and every plan is turned to the prevailing breeze to draw air through each room. Each has a direct line to the sea and is finished to one specification, built for sun, salt and monsoon.
Ubunifu is the developer, and the lodge and the residences are run by Seasons Management Company. Each residence is held on 99-year leasehold title and let through the managed rental programme while you are away, and you keep 28 nights a year for yourself.
The Founders release of 17 residences is priced at base rates, and studios start at $118,000. The launch and construction releases follow at 10% and 20% above.
The Lodge
Seasons had a character all its own on the east coast: shamba-chic villas set back in bougainvillea and hibiscus, and Sunday sessions, art shows and charity days by the pool.
The rebuild keeps what it can: the walls and pathways, the mature gardens, and the original reception block, reborn as a private villa.

After handover, both remain invested through Seasons Management Company, which runs the Lodge, the residences rental pool and the shared amenities.

Tourism on the island has grown steadily, and the airlift has grown with it. Direct flights now connect Zanzibar with Europe, the Gulf, Asia, and East and Southern Africa, and its airport is among the fastest growing in Africa.
The government is pro-investment, and foreign buyers can own property here under a framework that protects them. New developments are coming to market quickly. Very few are beachfront residences with hospitality built in from the outset.
Pongwe is quieter and less developed than the rest of the coast, with lower density and international hotel brands now arriving. No residences have been offered on this stretch until now.
